No one wants surprises when
building a home
- If you are
having a home built here in Southeast Michigan, we can offer you
valuable information by providing independent, third party inspections
at specific stages to help ensure safety, compliance with acceptable
building practices, quality, and craftsmanship. It has been our
experience that many defects discovered during a resale inspection could
have been easily corrected at the time of construction provided the
builder cooperates. New construction inspections are focused exclusively
on the identification of defects.
 
Pre-drywall inspection
-This
inspection is performed during the framing stage of the home building
process. It covers all the roughed-in systems prior to drywall
installation, when existing or potential issues can be more easily
addressed. All major structural components and mechanical systems that
are installed are covered in this inspection.
Move-in inspection
-This
inspection is performed when construction is finished and ready for
occupancy, but prior to the final walk through by the builder. This
timing allows the customer to get critical information about their new
home, and also allows the builder to make any corrections necessary
prior to closing.
One-year anniversary inspection
- This
is an 11th month inspection performed approximately 30 days before the
expiration of the builder's one-year new home warranty. This inspection
addresses any warranty-related concerns that the homeowner may want to
bring to the builder's attention and have repaired before the warranty
expires.
