Property Condition Assessment, ASTM Standards:

  • An ASTM Property Condition Assessment or ASTM PCA is a specific kind of due diligence, pre-purchase, pre-lease, or post-lease inspection, performed according to a specification developed by ASTM or the American Society for Testing and Materials. The purpose of this specification is to "define good commercial and customary practice …for conducting a baseline property condition assessment …of improvements located on a parcel of commercial real estate by performing a walk-through survey and conducting research as outlined in the guide." Additional information and a copy of this guide can be obtained from ASTM.

 

Problem Solving/Diagnostics:

  • When a problem or defect occurs, we determine the cause and cure.

 

Maintenance Planning:

  • Five or ten-year maintenance plans complete with budgeting and scheduling information.

 

Maintenance Management:

  •  Personalized support and/or consultation, yielding outstanding results for our clients and their properties

 

Bid Management:

  •  We will put together bid packages for needed repairs or maintenance with complete  Specifications. Minimize errors and insure quality by being certain all generals and subcontractors have bid correct packages and according to specifications.

  • Improve Bid Processes and Workflow when we stay on top of the bid management process with your  contractors. We will effectively manage bid revisions and addenda.

 

Dispute Resolution:

  • If the dispute is tied to building defects or problems, we can help resolve it.

 b) Industrial

1,000 to 20,000 sq/ft

21,000 to 50,000 sq/ft

 c) Condominium  & Apartment Complex

All fees are excluding out-of-pocket expenses.  If property is out of our area, then Client shall pay all out-of-pocket expenses which shall include travel (hotel, airfares, and auto rental), copies, and others.
